About Waterfront Homes
Find your place on the water. Waterfront Homes is a search site for waterfront homes, land and rentals across the United States. Every listing on the site is a waterfront listing.
Where the listings come from
Listings on Waterfront Homes are provided by MyStateMLS, a multiple listing service whose participating brokerages share their listings through a data feed. We show participating MyStateMLS listings that are authorized for internet display.
A few things are important to know:
- You see participating listings, not every listing. Waterfront Homes does not show every waterfront property for sale. It does not have exclusive listings, and it does not include complete coverage from every local MLS.
- Listing details come from the source. Prices, statuses, photos and descriptions are provided by the listing brokerages through MyStateMLS. We do not write or edit them. Every listing shows the brokerage that holds it.
- No closed sales. The feed does not include closed sales, so the site does not show sold prices.
Waterfront only
We show a listing only when its MLS data reports it as waterfront and nothing in the listing contradicts that. When there are few waterfront listings in an area, we do not fill the page with ordinary homes. A water view, a nearby lake or community water access is not enough on its own.
Read what counts as waterfront for the full rules, including what our labels mean and what they cannot tell you.
What you can find
- Waterfront houses
- Waterfront condos and townhomes
- Waterfront manufactured homes
- Waterfront land
- Long-term waterfront rentals, where the listing data supports them
Commercial property is not included in default results. We do not offer short-term or vacation bookings, and we do not take rental applications.
Start on the search page, or browse by state, by type of water, or by lake, river and coast.
Talk directly to the listing agent
When you have a question about a property, your message goes to that listing's agent, or to the listing brokerage when no agent email is on file. The form shows who will receive your message before you send it. We never sell your inquiry or send it to other agents.
You can also tick waterfront questions, such as dock or slip rights, frontage, water access, or available flood information. Those questions go to the listing representative. Waterfront Homes does not answer title, insurance, permitting or boat-access questions itself.
Tools and guides
Free tools to help you plan:
- Mortgage calculator: an illustration of possible payments, not a loan offer
- Waterfront ownership budget: add up the costs you enter, such as flood insurance, dock or slip fees, shoreline upkeep and association fees (it does not provide insurance quotes)
- Due-diligence checklist: a printable list of questions to work through before you buy
Our Waterfront Living guides explain buying and owning on the water in plain language. Articles cite official sources and are reviewed by a human editor before publication. Read our editorial policy to learn more.
