What the site is

Waterfront Homes is a real estate search site that displays participating MyStateMLS listings that are authorized for internet display and that the listing data reports as waterfront. It does not show every waterfront property for sale, it does not have exclusive listings, and it does not include complete coverage from every local MLS. Waterfront Homes is not the listing broker for the properties shown, and it is not a party to any transaction between you and a seller, landlord, agent or brokerage.

The site does not offer short-term or vacation bookings and does not accept rental applications.

Listing information

  • Listing information, including prices, statuses, photos, descriptions and property details, is provided by MyStateMLS and participating brokerages. Each listing identifies the listing brokerage.
  • We display listing information as received. We do not guarantee that it is accurate, complete or current. Listings may change, go under contract or be withdrawn at any time.
  • The site does not show closed or sold prices.
  • Verify all information, including square footage, acreage, frontage, water depth, taxes, fees, and utility or septic information, with the listing agent and through your own inspection and due diligence.
  • Listing photos and content may be protected by copyright owned by others. You may view them for personal use in connection with your home search. [Needs confirmation: data license display and use restrictions]

Waterfront information

Waterfront labels, relationship labels (such as "Direct parcel frontage"), water types, named water bodies, dock and frontage facts are based on what the listing reports, under the rules described on what counts as waterfront.

They are not a survey, title examination, flood determination, permit or legal opinion. They are not a guarantee of water access, dock or slip rights, riparian or littoral rights, swimmability, water quality, fishing rights, water depth or year-round navigability. Before you rely on any of these, confirm them with the listing agent and the appropriate professionals and agencies, such as a licensed surveyor, a title company or real estate attorney, an insurer, and local and state permitting offices.

Not professional advice

Articles, calculators, checklists and other tools on the site are for general information only. They are not legal, financial, tax, lending, insurance, survey or real estate advice. The mortgage calculator shows illustrations based on the inputs you provide and is not a loan offer. The ownership budget planner adds up costs you enter and does not provide insurance quotes. Talk with licensed professionals in your state before making decisions.

Accounts

  • You can search, save homes on your device, and contact listing agents without an account. You need an account to save homes across devices, save searches and receive email alerts.
  • You are responsible for keeping your password secure and for activity under your account.
  • Provide accurate information, including a valid email address.
  • You can delete your account at any time in your account settings.
  • We may suspend or close accounts that violate these Terms.

Contacting listing agents

When you use the contact form on a listing, the form shows who will receive your inquiry. Your contact details, message and any waterfront questions you select are sent to that listing's agent or brokerage, and you agree that they may contact you about your inquiry. Waterfront Homes does not answer title, insurance, permitting or boat-access questions. A tour request is a request, not a confirmed appointment. Email alerts

If you turn on alerts, we will email you about listings that match your saved searches. You can change or stop alerts at any time in your account settings or by using the unsubscribe link in any alert.

Acceptable use

You agree not to:

  • Scrape, copy or download listing data or content in bulk, or use automated tools to access the site, except as permitted by a published robots.txt file
  • Use the site to send spam or unsolicited messages to agents
  • Submit false or misleading information, including in contact forms and problem reports
  • Use the site in a way that violates fair housing or other laws
  • Interfere with the site's security or operation
  • Impersonate any person or misrepresent your affiliation

Maps

Maps use tiles from OpenFreeMap and data from OpenStreetMap contributors, used under their respective licenses and attribution requirements. Map locations are approximate and do not show property lines or the shoreline.

Third-party links and content

The site may link to other websites, such as virtual tours, government resources or brokerage sites. We do not control those sites and are not responsible for their content or practices.

Disclaimers

The site is provided "as is" and "as available." To the fullest extent permitted by law, we disclaim all warranties, express or implied, including warranties of accuracy, merchantability, fitness for a particular purpose and non-infringement.

Limitation of liability

To the fullest extent permitted by law, Waterfront Homes will not be liable for any indirect, incidental, special, consequential or punitive damages, or for any loss of profits, data or opportunities, arising from your use of the site or reliance on any listing or waterfront information.
