Waterfront home ownership cost calculator
Waterfront homes often carry costs that inland homes do not. Enter the figures you have from quotes, the listing, the association and your own plans. Leave a line blank if it does not apply: not every property needs every cost.
This planner does not estimate or quote anything. Flood and wind insurance prices depend on the specific building and policy: ask a licensed insurance agent for a quote. If the HOA or condo fee already pays for something (master insurance, dock maintenance, a seawall reserve), tick the box on that line so it is not counted twice.
Where to get real numbers
- Flood insurance: an insurance agent who writes National Flood Insurance Program or private flood policies. A flood zone on a map is not a premium.
- Wind or windstorm coverage: in some coastal states this is a separate policy or a separate deductible. Ask the same agent.
- HOA, condo fees and reserves: the association's budget, reserve study and any special assessments, through the listing agent.
- Dock, slip or mooring fees and transfer rules: the association, marina or permitting authority.
- Shoreline and seawall work: a marine contractor's inspection and estimate.
Then run the purchase side through the mortgage calculator and work through the due-diligence checklist.
