An estimate for comparison only, not a loan offer or approval. Actual rates, taxes, insurance, PMI and fees depend on your lender, credit, location and loan program.

How this estimate works

Principal and interest use the standard formula for a fully amortizing fixed-rate loan: the loan amount times the monthly rate, divided by one minus (1 + monthly rate) raised to the negative number of payments. Property tax and insurance are your yearly amounts divided by 12. HOA dues and manufactured-home lot rent are added as you enter them.

PMI is estimated only while the loan is more than 80% of the price, using the yearly rate you enter. Actual PMI depends on your credit, loan program and down payment, and FHA, VA and USDA loans use their own fees instead.

The interest rate starts at an illustrative value. It is not today's rate. Ask lenders for a Loan Estimate to compare real offers; the CFPB explains how to read one.
