About this property

This 240 acres is an absolutely awesome opportunity to own a beautiful chunk of the historically famous Kiamichi Mountain! It is located approximately 3 miles south of Muse, Oklahoma just off of Little Mountain Road and has legal access. This hunting preserve is home to white tailed deed, eastern wild turkeys, squirrels, wild feral hogs, bobcats, black bear to name some of the neighbors that you'll enjoy here! The hunting is reported to be fantastic! There is a very cozy cute cabin overlooking this hunting Mecca. Granted, it is an older structure and can use some repairs and TLC, but it is very solidly built but definitely worth rebuilding. It is 25ft x 16ft wide and has a balcony covered porch that is 16x6. There are amazing views of the property from here. The loft/sleeping area above the open floor plan includes a kitchen, dining area/living room that is 16x10. The full bathroom is a welcome amenity in this little hideout. A good water well provides all the domestic water you need. The owners always used a micro-quiet propane electric generator for electrical needs. The unique brand name refrigerator is propane as well as the professional grade Thermador kitchen range. You will find a nice ventless propane wall heater that completes the appliances in the cabin. It keeps you nice and cozy on those chilly nights after your daily adventures. The total living space is 560 sqft. The cabin is located in such a manner that lends itself to a solar system being added if desired. The location of this wonderful place is ideal for not only hunting but is a great springboard for all the surround activities. There are 1000's of miles of 4x4 hiking, horseback riding and ATV trails at your disposal. It is near the Ouachita National Forest. In fact the famous K-Trail known by jeepers, 4 wheelers, ATV'ers worldwide is only approximately 130 yards from the SW corner of the property. The K-trail can be accessed by following Little Mountain Road up to it from your Hideout. The party city of Hochatown, with the Choctaw Casino is only 55 miles away. Broken Bow Lake and Lake Wister, Cedar Lake, and Sardis Lake are also only a short distance away. The historic Fort Smith, Arkansas is only 70 miles to the NE. The Kiamichi River is only 2 miles north for your canoeing and Kayaking enjoyment. The land itself is pretty incredible too! Featuring a mature forest with lots of oak trees, providing plenty of acorns for your game. Another fantastic feature is a very beautiful 6 to 7 foot tall Waterfall that flows nearly all year round, unless we're in a very bad drought like this year. There is also nice swimming hole below the waterfall that has been a source of enjoyment for the owners for years while the falls are flowing. The swimming hole is still full of water even in our very bad drought. A good waterhole for your game! The North 160 acres has a lot of navigable land with large flat benches that stair step up the Kiamichi Mountain. One can easily build roads and trails all over this 160 acres. There are many good sites for building another cabin, food plots, game feeders, hunting blinds etc. The elevation rises from the low point at Patterson Creek and the Waterfall. The rise is from about 1060 feet elevation up to approximately 1460 for a 400 foot rise in a half mile. The south top 80 acres is much steeper with a. rise from 1460 up to the SW corner at approximately 2040 for an elevation change of 580 feet. in one quarter of a mile. The good thing is that this creates an effective barrier from interlopes into your prime hunting compound from the south & K-trail. You don't want to miss your chance at a once in a lifetime opportunity to own a legacy estate. Call the listing broker for your tour! You will be happy that you did!

Questions to ask before you buy

Questions worth investigating for any waterfront property. They are not claims that this property has a problem or meets any condition.

    1. Who owns the shoreline and the land under the water, and are there easements or public-access rights along it?Ownership can stop at a high-water line, a survey line or a seawall. A title search and survey answer this, not the listing.
    2. Is a dock, slip, lift or mooring included, and do the rights transfer to you?Docks can be shared, leased, assigned by an association or held under a permit that does not automatically transfer.
    3. What permits exist for the dock, seawall or other shoreline structures, and what would new work require?Shoreline work is often regulated by local, state and federal agencies.
    4. How much does the water level change by season, by tide or by reservoir management?Depth at a dock in one season can differ a lot in another.
    5. What does flood insurance cost for this property, and what does the current flood map show?Get a quote from an insurer or agent. A flood zone is not a premium, and no zone does not mean no risk.
    6. What maintenance does the shoreline need (seawall, bulkhead, riprap, erosion), and what has been done recently?Shoreline structures are expensive to repair; ask for records and inspection reports.
    7. How are water, sewer or septic, and power provided?Waterfront septic systems and wells can have extra rules and inspections.
    8. How do you reach the property by road year-round, and who maintains that road? Some waterfront roads are private, seasonal or shared.
    9. What local rules apply: rentals, docks, boat lifts, fences, tree removal, setbacks?Rules come from the town, county, state, lake authority or association and vary widely.
