About this property
Located on a dead end road and with no restrictions, this fantastic little homestead has all the hard work already done. There is a 326 ft deep water well with a new pump that was installed in 2026 that provides plenty of water. The rural water line runs along the road in front of house. Electric is connected and the cabin has it's own septic system. A lucky new owner will just need to wave their magic wand to finish up a few things and you'll have one of the neatest little retreats around. The Homestead will make a fabulous hunting place with abundant white tailed deer bedding down within 100 yards of the cabin. There are deer and game trails all over this little 26 acre mecca. If you're looking for a nice retreat to just get away from it all and enjoy nature and country life, this could be the place. Lake Ozzie Cobb is only a mile or so from The Homestead. It's a wonderful little fishing and recreational lake according to the locals. The 25.83 acres is almost flat level ground with just a little elevation change here and there, perfect for my tired old knees when it comes to walking through the woods. It is mostly wooded with numerous little meadow clearings scattered all over it. These clearings make for natural food plots that can be cultivated and planted with your choice of delicacies for your game. They also will make great sites for you to locate your feeders, blinds, etc. Rock Creek meanders in and out of the eastern property border and there are several feeder streams and brooks on the property that provide plenty of water for your game. The Homestead consists of a very nice 14x30 cabin that boasts a great room that includes kitchen and living area, one bedroom and one full bath. There is also a 10x12 storage building that has window air conditioning to create a bedroom for family and guests. Another 10x10 storage building is used to keep items out of the weather. One of the things that really trips my trigger is the hot house/grow house/green house, whatever you prefer to call it. It is 8x10 and is used to start and grow vegetables. The owner has also provided an enclosed 10x20 caged area with raised garden beds protected from the deer. Like I said, the hard work has been done. The Homestead is just waiting for your finishing touches. FOR BEST INFORMATION, CALL LISTING AGENT DIRECTLY FOR YOUR PERSONAL TOUR! You'll be glad you did!

Questions to ask before you buy
Questions worth investigating for any waterfront property. They are not claims that this property has a problem or meets any condition.
- Who owns the shoreline and the land under the water, and are there easements or public-access rights along it?Ownership can stop at a high-water line, a survey line or a seawall. A title search and survey answer this, not the listing.
- Is a dock, slip, lift or mooring included, and do the rights transfer to you?Docks can be shared, leased, assigned by an association or held under a permit that does not automatically transfer.
- What permits exist for the dock, seawall or other shoreline structures, and what would new work require?Shoreline work is often regulated by local, state and federal agencies.
- How much does the water level change by season, by tide or by reservoir management?Depth at a dock in one season can differ a lot in another.
- What does flood insurance cost for this property, and what does the current flood map show?Get a quote from an insurer or agent. A flood zone is not a premium, and no zone does not mean no risk.
- What maintenance does the shoreline need (seawall, bulkhead, riprap, erosion), and what has been done recently?Shoreline structures are expensive to repair; ask for records and inspection reports.
- How are water, sewer or septic, and power provided?Waterfront septic systems and wells can have extra rules and inspections.
- How do you reach the property by road year-round, and who maintains that road? Some waterfront roads are private, seasonal or shared.
- What local rules apply: rentals, docks, boat lifts, fences, tree removal, setbacks?Rules come from the town, county, state, lake authority or association and vary widely.
