A planning estimate, not a pre-approval or loan offer. It leaves out closing costs, savings reserves, credit score effects and program-specific rules. Talk to a licensed lender.

How this estimate works

The calculator finds the highest price whose full monthly cost (principal and interest, property tax, insurance, HOA and PMI) stays within two limits: housing costs as a share of gross monthly income, and all monthly debts including housing as a share of gross income. The lower of the two sets the budget.

Lenders look at much more: credit history, savings, employment, the loan program and the property. A comfortable budget can also be lower than what a lender approves. The CFPB's homebuying guide walks through the process.
