Canal-front Homes for Sale in Montana

Listings reported on a canal. A canal does not by itself mean open-water or ocean access; bridges and depth can limit boats.

What to check before buying a canal-front home

A canal-front home usually has a seawall and dock space, but a canal does not by itself mean easy access to open water. Fixed bridges, shallow spots, locks and the distance to the bay or ocean decide what kind of boat can use the canal, and canal maintenance may be public, private or shared.

  • How far is open water, and are there fixed bridges, locks or shallow areas on the way? Check clearances yourself.
  • Who maintains the canal and the seawall, and are there assessments for dredging or repairs?
  • Is there a dock, lift or slip, and are they permitted and included in the sale?
  • What do the flood map and an insurance quote say for this house?
