What to check before buying a lakefront home

Lakefront listings range from private natural lakes to large reservoirs run by a public agency or utility. On a reservoir, the water level can be raised and lowered on a schedule, and shoreline use (docks, clearing, stairs) is often controlled by the agency that manages the lake. On a private or association lake, the association may own the lake bed and set the rules.

  • Who manages the lake and its water level, and how much does the level change through the year at this shoreline?
  • Is the dock permitted, and does any permit or slip assignment transfer to a new owner?
  • Who owns the land between the house and the water line, and are there easements along the shore?
  • What do local rules say about septic systems, tree removal and building near the water?
