What to check before buying a lakefront home

Lakefront listings range from private natural lakes to large reservoirs run by a public agency or utility. On a reservoir, the water level can be raised and lowered on a schedule, and shoreline use (docks, clearing, stairs) is often controlled by the agency that manages the lake. On a private or association lake, the association may own the lake bed and set the rules.

Who manages the lake and its water level, and how much does the level change through the year at this shoreline?
Is the dock permitted, and does any permit or slip assignment transfer to a new owner?
Who owns the land between the house and the water line, and are there easements along the shore?
What do local rules say about septic systems, tree removal and building near the water?
