What to check before buying an oceanfront home

Oceanfront and gulf-front homes face wind, waves, erosion and storm surge that inland homes do not. Flood mapping, building rules near the dunes or shoreline, and insurance availability vary along every stretch of coast. Many oceanfront listings are condominiums, where the building and beach access are shared.

  • What does the current flood map show for this parcel, and what would flood and wind insurance cost? Get quotes before you commit.
  • Is the beach private, shared with an association, or public, and where exactly does private ownership end?
  • What shoreline or dune rules limit repairs, additions or rebuilding after a storm?
  • For a condominium: what do the reserves, recent assessments and inspection reports say about the building?
