Pond-front listings include natural ponds, farm ponds and stormwater or community ponds. The difference matters: a stormwater pond may be owned and maintained by an association or a public agency, and its level, uses and appearance are set by its job, not by the homeowner.

- Who maintains the pond and its dam or outlet, and is there a cost to owners?
- Are swimming, fishing or boats allowed by the owner or association?
- Does the pond carry any permit, inspection or setback requirements?
